How Much Does a Patio or Carport Cost? 2026 DIY Kit Price Guide

"How much does a patio cost?" is one of the first questions everyone asks, and one of the hardest to get a straight answer to. Most patio and carport companies won't show a price until someone has visited, measured up and sent a quote.

We do things differently. Every kit on our website has its price listed, so you can see exactly what your patio or carport will cost before you talk to anyone. This guide uses those real prices to show what a DIY patio or carport kit costs in 2026, what changes the price, and the other costs you should budget for.

Quick answer: what does a patio or carport kit cost?

At the time of writing (September 2026), our DIY kits start from:

  • From $2,730 for an off-the-shelf single carport from our Carport Specials
  • From $2,350 for a single skin (V-Line) patio attached to your house (4 x 1.5m)
  • From $2,975 for an insulated patio attached to your house (3 x 2m)
  • From $3,865 for a single skin flyover patio, and from $4,435 for an insulated flyover (3 x 3m)
  • From $4,090 for a single skin freestanding patio or carport, and from $4,680 insulated (3 x 3m)

Your final price depends on four things: the size, the roof type, how the structure attaches to your home, and your wind rating. Here's how each one affects the cost.

Patio and carport prices by size and style

The table below shows the starting price for some of our most popular sizes. "Attached" means fixed to your fascia or wall. Freestanding prices are for kits with the posts set into concrete footings.

Prices are the lowest current website price for each size and style as at September 2026, and may change. Attached prices vary slightly between metal fascia, timber fascia, timber wall and masonry wall. Single skin kits go up to about 5.9m deep, so a 6m-deep roof needs insulated panels.

Because our main range is bespoke, you're not limited to these sizes. You choose the width and depth you need (depths go up in 100mm steps), and the price adjusts to suit.

What changes the price of a patio or carport?

1. Size

Size is the biggest factor. More roof area means more panels or sheets, and wider or deeper roofs need bigger beams and extra posts. As a rough guide, going from a 6 x 3m to a 6 x 4m insulated attached patio adds about $730. Going from 6 x 4m to 8 x 4m adds about $1,860. Not sure what size you need? 2. Single skin or insulated roof

A single skin V-Line roof is the budget-friendly option. An insulated roof costs roughly 25–30% more for the same size, but it keeps the space underneath much cooler in summer, quieter in the rain and comes with a smooth finished ceiling. For a 6 x 4m attached patio, that's the difference between $4,410 and $5,750 for V-Line vs insulated.

The panel thickness in each insulated kit is set by the engineering for that span. For example, a 6 x 4m flyover uses 50mm panels and a 6 x 6m freestanding kit uses 75mm panels. Panels come in thicknesses from 50mm up to 200mm. Read insulated vs V-Line roofing to decide which suits you.

3. How it attaches: fascia / wall, flyover or freestanding

  • Attached (fascia or wall): usually the lowest price, because your house carries one side of the roof. You only need one beam and one row of posts.
  • Flyover: the roof is attached and lifted above your gutter line on brackets for extra height and airflow. It costs more than a standard attached kit (about $1,450–$1,550 more on a 6 x 4m) because of the flyover brackets and extra beam needed.
  • Freestanding: priced similarly to a flyover, because it needs a second beam and a full set of posts instead of using the house.

4. Roof shape

Most of our kits are flat (skillion) roofs, which are the most cost-effective. A gable roof adds height and a classic look, but costs more. A 6 x 4m freestanding gable starts from $8,380 in single skin and $9,465 insulated, compared with $5,795 and $7,230 for a flat freestanding kit of the same size.

5. Wind rating

Your kit has to be engineered for the wind rating where you live. The wind rating for each kit is listed on its product page, and the website price is for that rating. If you need a different wind rating, such as a higher wind or cyclonic area, contact our office on 1300 156 381 or at orders@onlinepatios.com.au and we'll quote the right kit for your site. Higher wind ratings need stronger components, so they usually cost more.

What's included in the kit price?

Every kit is a complete package. A typical kit includes:

  • Roof panels (insulated or V-Line)
  • Beams, beam end caps and powder-coated posts
  • Receiver channel or back channel (if required), barge cappings and gutter fascia
  • Box gutter, stop ends, downpipe and fittings
  • Brackets, all fixings and silicone
  • Concrete bags for the post footings (if your posts go into footings)
  • A roof plan, engineering and an installation manual

The engineering is emailed to you before your kit is delivered, which is a big help if your project needs council approval.

Other costs to budget for

The kit is the main cost, but it's not the only one. Before you build, allow for:

  • Delivery: delivery is free on DIY kit orders over $4,000 to our free metro delivery areas (metro Sydney, the Gold Coast and metro Brisbane). Free delivery applies to kits only. Outside these areas, or for kits under $4,000, delivery is charged separately. Kits are delivered by crane truck, so read our delivery and site access guide.
  • Council approval or certification: fees vary by state, council and project. Some small patios are exempt, but many aren't.
  • Footings or a slab: the concrete for post footings is included, but if you need a new slab, allow for that separately.
  • Tools and equipment: such as a grinder, level, hammer, drill and drill bits, ladders or scaffolding, and a post hole digger or spade.
  • Stormwater connection: connecting your downpipe to stormwater may need a plumber.
  • Lights, fans and power: any electrical work must be done by a licensed electrician.
  • Installation: if you'd rather not build it yourself, a builder or installer will add labour costs.
  • Add-ons: such as insulated wall panels to close in one or more sides (available in QLD only).

DIY kit vs a fully installed patio

With a fully installed patio, you pay for the materials plus the builder's labour, overheads and margin, and labour can add a large share to the total cost. With a DIY kit, you pay for the materials and engineering, and you build it yourself (or with a handy friend) using our installation manual. That's where the savings come from.
